Airbnb host updates 2022

Our partner channel Airbnb have unveiled several new features and updates so far this year. From a party ban to upcoming Airbnb host cancellation policy changes, you may be affected as an Airbnb host or guest. Airbnb host cancellation policy

As of August 22nd 2022, Airbnb host cancellation policy will also change. For hosts who cancel reservations at short notice, Airbnb fees will now increase to up to $1000. Host cancellation fees were previously capped at $100. The following will now apply, which you can read in full on the Airbnb blog:

  • If the reservation is cancelled 48 hours or less before check-in, or after check-in, the fee is 50% of the reservation amount for the nights not stayed

  • If the reservation is cancelled more than 48 hours, and 30 days or less, before check-in, the fee is 25% of the reservation amount

  • If the reservation is cancelled more than 30 days before check-in, the fee is 10% of the reservation amount

Airbnb party ban

It was announced last month that Airbnb has permanently banned parties in any Airbnb property. 73% of Airbnb listings already ban parties in their house rules, and since temporarily banning parties as a result of the coronavirus pandemic, complaints about parties have dropped by 44%. Alongside this update, Airbnb will also limit the amount of guests to no more than 16 persons (a potential exception process for specialty and traditional hospitality venues may be introduced as a result). Airbnb Categories

Released in May this year and described as their ‘biggest change in a decade’ – the new search function aims to change the way guests search for stays. Airbnb Categories encourages flexibility and helps guests ‘easily explore the world of Airbnb – and discover places they wouldn’t have known to search for’. Airbnb properties are now organised into curated collections when you visit the site, with over 50 categories of homes chosen for their style, location or nearby activities. They include: tiny homes, caves, and off-the-grid to name a few. You can still search by location and date, but why not see where you can discover with the new categories feature?

Airbnb split stays

Another new release aimed to give guests more flexibility is split stays. This feature allows guests to split a trip between two different homes, or even two different categories. With more guests choosing to travel for longer, this gives travellers the opportunity to explore different homes, neighbourhoods, or even different destinations. Airbnb damage protection

Earlier in the year, Airbnb launched Aircover. Aircover protects hosts and guests from disputes such as damage, free of charge. AirCover for hosts will provide $1M host liability insurance, $1M experiences liability insurance, and $1M host damage protection. Guests who book through the platform will be protected from last minute host cancellations, if they are unable to check in, and for  stays which they feel did not match the listing. A 24 hour safety line has also been implemented with Aircover.
