Owners spend too much time and effort maintaining their property listings across multiple booking websites. We seek to change that. Our next-generation software platform makes promoting holiday lets quick, simple and effortless. Owners can easily manage their holiday lets across multiple booking websites, saving time and increasing revenue.

We are a marketing and advertising solution for holiday lets. We work with individual owners and holiday let businesses to help them create great listings which we distribute across the world’s best known booking websites including Airbnb, Booking.com, Expedia, HomeAway, TripAdvisor and TUI.

TravelNest is designed to support owners and managers of short-term rental properties in the holiday lettings sector. We can improve the visibility of your listings across multiple booking websites, and give you the tools to help turn unsold dates into guests.

We offer much more than simple channel management. Our software platform doesn’t just list holiday lets on various booking websites. With us, owners have the tools to boost the performance of their listings and achieve higher occupancy. With channel managers, owners often need to manually create and maintain separate listings. With TravelNest, listings are created and distributed from a single property profile. We remove the hassle and time it takes to deal with lots of different booking websites.
You can easily sign up and add your holiday let to our software platform. You’ll need to create an account, add your property details and choose your booking websites. We then verify your account and begin building listings which are pushed out to your chosen websites. If you have any questions, feel free to contact our team.
It's really easy to get started with TravelNest. Simply sign up and create your account - you can then add your property to our platform. This is done by adding your property information which we use to build listings on multiple channels. Our team is available to walk you through your account setup, and to answer any questions you have about TravelNest and how we work. Once your property information is complete, and your account has been verified by our team, we'll begin building your listings and distributing them on your chosen channels. We also have a dedicated Customer Success team to help you get the most from using TravelNest.
It costs nothing to sign up and create your account with TravelNest. We charge a commission on confirmed bookings only, and our commission includes all channel commission fees.
If you decide to leave us (although we really hope you’ll stay!) you can cancel your account at any time by giving us 30 days notice. This time is needed so we can remove your properties from all of your selected booking websites.
We charge 15% + VAT* commission for listing across all the booking websites we work with (excluding Booking.com). If you choose to be listed on Booking.com, we charge 19% + VAT* commission.
TravelNest charges commission on confirmed bookings only. No bookings = no commission charged! Our commission includes all channel commission fees, TravelNest commission plus any additional payments e.g. transaction fees. You won't pay any other fees to us or you chosen channels. It's a single payment, making it easier to track and forecast your income.
*We don't charge VAT to customers based outside the UK.
TravelNest commission is deducted from the total value of each booking at the time payment is made to you. Full details are provided in the TravelNest customer account.
When a booking is received for one of your holiday lets, we will make payments to you once the cancellation period has expired, or once we have received the booking funds; whichever is the later.
Some booking websites we work with do not release payment to us until the arrival or departure of your guests. Here's how payment terms differ across our main partner channels.
Note: We retain the right to withhold payment of the first payment per property until after the first guests whom have booked through TravelNest have arrived. This forms part of our validation process that we have in place for the benefit of all TravelNest customers.
You will receive your weekly payment and statement on a Wednesday for all payments received by TravelNest in the previous calendar week.
You will be paid within 3-10 days of TravelNest receiving the funds.
The amount that we deduct from each booking is our commission plus VAT. If you are VAT registered, you can claim this VAT back. You will receive a VAT invoice whenever a payment is made to you. This will detail what we are paying you, and breaks down the commission charge by booking.
You can list your holiday lets on as many of our main booking websites as you like. This maximises the visibility of your listing so you can be found by more potential guests. The main websites we partner with are Airbnb, Booking.com, Expedia, HomeAway, TripAdvisor and TUI. In addition to these major booking websites, we also list your holiday lets on 25+ subsidiary websites. These form part of the wider affiliates network of the major booking websites and include well known sites like Holiday Lettings, Lastminute.com, FlipKey and Hotels.com.
What's more, our team review new booking websites so you don't have to. We continually review and add to our channels list so you can be sure it reflects the changing holiday rentals market.
Note: Please note that when you select a channel through our Service, you are also accepting and agreeing to the relevant terms and conditions of that channel. Links to each channels’ terms and conditions are available in our Service under Marketing and we advise you to read these carefully.
If you are already on existing booking sites like Airbnb and Booking.com, we do not transfer these listings into TravelNest. At present, we do not transfer existing reviews from any channels into TravelNest. When you join TravelNest, we ask you to snooze or deactivate your existing listings. Snoozing your listing is a way of temporarily deactivating them - they are not permanently deleted and you'll still be able to access the content.
You provide us all the information we need to build your new listings and distribute them across 30+ channels. You then have the flexibility to manage all the channels you wish to work with, from within one system. This saves time and eliminates the need for multiple logins for different sites. Your exposure and visibility will increase due to listing on multiple channels with TravelNest.
You will also benefit from having a single point of contact for all channels - us.
You have the flexibility to advertise your property on as many of our partner channels as you like - it's up to you which channels you want your property to appear on and you control this from your TravelNest account. We work directly with Airbnb, Booking.com, Expedia, HomeAway, TripAdvisor and TUI. In addition to these major booking websites, we can also list your holiday lets on 25+ subsidiary websites. These form part of the wider affiliates network of the major booking website and include well known sites like Holiday Lettings, Lastminute.com, FlipKey and Hotels.com.
Our team check out new booking channels so you don't have to. We continually review and add to our channels list so you can be sure it reflects the changing holiday lettings market.
The TravelNest calendar syncs with all the channels selected within the TravelNest account only. We work with some of the best known booking platforms including Airbnb, Booking.com, Expedia, HomeAway, TripAdvisor and TUI, plus up to 25 additional affiliate websites which are part of the main channel networks.
At present, there is no direct integration with external booking sources such as a direct bookings calendar on an owners own website, or listings held outwith TravelNest.
However, any booked dates received from external sources can easily be blocked within the TravelNest calendar. This then automatically updates to all the websites you are on with TravelNest - saving you time.
Note: It is your responsibility to keep your TravelNest calendar up-to-date at all times, and to check availability, before making any external booking. If we accept a booking for your TravelNest calendar, this will take precedence over any conflicting booking that was not in your calendar at the time of the booking.
When a booking has been cancelled by a guest (who is entitled to a refund), and you have already received payment for this booking, we will deduct this sum from any future payment we make to you. If there are no further bookings, we reserve the right to request a refund to balance this amount.
The same terms apply if you, the owner, requests a cancellation and you have already been paid for the booking. Please note that bookings can only be cancelled by you in exceptional circumstances.
Once a booking has been cancelled and processed by our team, the dates in your TravelNest calendar will become available for guests to book. This can take a short period of time to be reflected across your chosen channels.
Note: If you request us to cancel a booking after we have confirmed the booking with the guest, we reserve the right to charge you any costs incurred as a result as well as an administration fee on behalf of TravelNest of £50. If we are responsible for changes or cancellations to a booking and fees are charged by a channel or other reasonable costs are incurred, we will not seek to recover these from you.
If you receive bookings from sources outwith your chosen TravelNest websites (e.g. your own website, or via an online booking system like SuperControl), you would have to maintain these separately to TravelNest. Any bookings received via external sources would need to be manually added and cross-checked with your TravelNest calendar to ensure there are no double bookings.
With TravelNest, you no longer have to worry about juggling multiple accounts and having multiple listings and logins for different booking sites - it can all be done from your TravelNest account. You only need to add add your property to our system and we'll take care of the rest. We'll ensure your listing is displayed correctly on the channels you choose. Any changes you make will be reflected consistently across all your listings.
To make changes to your property simply login to your TravelNest account and make changes to your profile. You make changes once in TravelNest and they'll be automatically reflected on all of your chosen channels.
